Most of what we work on across this part of the valley was built in a fairly narrow window - 1943 through 2012, with the bulk of it dated to the 1960s and 70s stock that defines 86 named areas from South Whittier out to places like Cerritos and Brea, seven and nine miles from Whittier. That era means a specific kind of garage: single-car and two-car attached garages with steel sectional doors on side-mounted torsion springs, built for openers that predate photo-eye safety sensors by a decade or more.
Houses from that wave weren't built with insulated doors in mind, which matters less here than it would somewhere with real winters - the mild temperate climate across this area doesn't demand the R-value a colder region would need. What it does demand is UV-resistant seals and rollers, because the sun does more damage here over twenty years than cold ever will.
Newer pockets closer to 2012 show up here and there, usually with taller door openings and heavier torsion springs rated for insulated steel panels. Those jobs look different from the 1960s repairs - bigger springs, different drum sizes, openers with battery backup built in. Knowing which decade your neighborhood belongs to is most of the diagnosis before we even open the door panel.
